The SL-400 is a thoughtfully designed, energy-efficient, and affordable 400-square-foot accessory dwelling unit (ADU) that supports aging in place while complying with Omaha’s residential zoning codes. Despite its compact size, it maximizes functionality with an open, accessible layout that includes age-friendly features such as zero-entry doors, a roll-in shower, and 5-foot wheelchair turnarounds, making it an ideal living space for seniors, younger family members, or caregivers. Its flexible design allows for expansions and modifications to suit diverse family needs while maintaining a small footprint.

Built using sustainable construction methods, the SL-400 incorporates green building practices such as high-efficiency appliances, LED lighting, a split HVAC system, optional solar panels, and stormwater collection. With high R-value insulation, double-pane Low-E glass windows, and structurally insulated panel system (SIPS) compatibility, this ADU minimizes energy costs while ensuring long-term comfort.

The SL-400 showcases a modern minimalist style with a strong contemporary influence, highlighted by its mono-pitch roofs and sleek, angular profile. The exterior features smaller accent windows and stucco board siding or EIFS finish, which are common in newer contemporary homes. Its versatile design allows it to blend seamlessly into different neighborhoods while adapting to various lot configurations, including narrow, corner, and sloped lots. Additionally, pre-built panelized wall sections and roof trusses enable quick, cost-effective assembly, making homeownership more accessible for Omaha residents.

With affordability, sustainability, and adaptability at its core, the SL-400 serves as a practical housing solution for those looking to downsize, accommodate loved ones, or generate rental income while maintaining independence and quality of life.
